Current State of Residential Real Estate Economics & Management in Alameda County - Ralph Watkins III
 
Ralph Watkins III is the Managing Broker of Watkins Real Estate in Castro Valley and the current President of the Rental Housing Association of Southern Alameda County (RHA).  In his presentation Ralph focused on current economics and management of residential properties in Alameda.  Regarding the economic aspects, he focused on the following topics:
  • Headwind created by a raising interest environment
  • Potential reasons for foreclosure Housing Inventory
  • Lack of inventory
Regarding the management of residential properties, Ralph focused on the following issues:
  • Local Government / Political environment
  • Tenants' Rights
  • Rental Control(s)
  • Eviction Moratorium

Castro Valley Rotary Community Foundation
The Club voted to adopt the Articles of Incorporation and Bylaws for the Castro Valley Rotary Community Foundation.  (Members were sent these documents prior to the meeting.)  President Dwight thanks Jim Phillips for the hundreds of hours that he has spent on this effort.  After much discussion with the Club's Board of Directors and the Endowment's Board of Directors, the decision was made to maintain both the Endowment and the Community Foundation.  Board of President Dwight asked who would be the first to contribute $10K to start the fundraising effort.
 
District 5170 Wheelchair Project
President Dwight announced the Club has donated $2,172 of its District Designated Funds (DDF) to the Wheelchair Project.  The trip to deliver the wheelchairs to Mexico City is scheduled for July 8th.  If you are interested in being part of this tripm see Dwight. 
 
Castro Valley Car Show
Three years, the Club took over the operation of the Castro Valley Car Show, but due to the pandemic has not held a live show again, but planning has started for this year's show with the date TBD.  Chair Dave Sadoff asked for a volunteer to share in the leadership of the event.  Please contact Dave for information and dates of the planning meetings. 
Chili Cook-off & Rodeo Parade
The Cook-off and Parade are scheduled for May 13th and May 14th respectively.  Chairs Randy Vanderbilt (Cook-off) and Lytrel Carter (Parade) updated the Club of the planning that is underway and that the planning meetings are scheduled for the first Tuesday of the month at Direct Sales Floors at 5:30. Contact Randy and Lytrel regarding how to be involved and for meeting details. 
 
President Dwight noted that Ted Ritchie, who has moved to Idaho, has already obtained food donations the BBQ area and will be coming back to run the BBQ area at the Chili Cook-off.  Craig Semmelmeyer reported that he has already created a display for the Rodeo Parade at the Castro Valley Marketplace and will be working on one for the Chili Cook-off.
